Richard Paine has over 30 years of property industry experience and has worked on numerous high profile projects, in partnership with co-investors and on fund mandates in the Asia Pacific region. With 19 years’ real estate experience in Asia, Richard has developed an extensive network with government agencies, investors, banks and key stakeholders. Richard has a very good understanding of the success factors for property development, ownership and performance. Richard now leads Paya Lebar Quarter, a centrally located international mixed-use development and a key catalyst to the URA masterplan to transform Paya Lebar into Singapore’s new business and lifestyle hub. Richard’s vision for PLQ is to be Singapore’s most progressive and sustainable precinct creating a vibrant city life with next generation workplaces and residences, dynamic dining and shopping options, and generous green public spaces.

Richard was previously Managing Director of Investment Management, Asia, where he was responsible for the Lendlease Investment Management, Asset & Property Management businesses in Asia, with over S$5 billion in assets under management.

Prior to Investment Management, Richard was Head of Integrated Solutions, leading a team in matching capital to the numerous project opportunities available to Lendlease. The team comprised research, capital transaction, equity sourcing and product development functions.

Richard holds a Bachelor of Engineering (Mech) (Hons) degree from the University of Sydney. He also possesses a graduate diploma of Applied Finance and Investment from the Securities Institute.
